CATEGORY 1

Existing residential property

  • At least SAR 4 million in qualifying ownership or usufruct.
  • An existing residential property, excluding land plots.
  • No mortgage, including after the residency is granted.
CATEGORY 2

One off-plan residential unit

  • A purchase value of at least SAR 4 million.
  • At least SAR 1 million or 10% paid, whichever is higher.
  • A developer approved by the Real Estate General Authority.
  • No mortgage financing or subsequent mortgage.

Duration and application fee

For an existing home, residency depends on continued ownership or usufruct. For the off-plan route, the contract must be maintained and ownership transferred within five years of purchase. The listed one-time product fee is SAR 4,000; this is separate from the property price.

Buying a property does not automatically grant residency. The Center assesses the application under its requirements. Do not treat a property listing, price threshold or this overview as an approval.
